
River’s Bend Residential Development
CHALLENGE
Rivers Bend is a multi-phase residential development spanning approximately 170 acres in West Fargo. As the city expanded rapidly, there was a need for a high-quality neighborhood that balanced infrastructure demands with environmental preservation and long-term livability. Bordered by the tree-lined Sheyenne River, the site required thoughtful design to preserve slope stability, limit tree removal, and integrate infrastructure while maintaining natural character.
Design complexity increased due to coordination with multiple stakeholders, including the City of West Fargo, the developer, West Fargo Park District, Southeast Cass Water Resource District, West Fargo School District (with a new elementary school directly adjacent), and the neighborhood HOA. The goal was to accommodate nearly 240 single-family lots while maintaining aesthetic continuity, recreational access, and regulatory compliance.
SOLUTION
The development was guided by a comprehensive master plan that included conceptual layouts, full infrastructure design, platting, surveying, and detailed grading for lots and streets. A geotechnically informed berm established the river setback, preserving the wooded corridor and reducing environmental disturbance. A second berm with decorative fencing buffered the neighborhood from the adjacent collector roadway. Curvilinear streets were used to slow traffic and create privacy, while tree removal was minimized to preserve natural beauty. A landscaped entrance with a divided median and a large monument sign introduced a strong neighborhood identity.
Two mail kiosk sites were designed with extensive landscaping and paired with a well-integrated HOA storage garage. HOA-maintained areas were defined with clear exhibits and maintenance agreements. A three-mile internal trail system connects to River’s Bend Park and surrounding networks.
OUTCOME
Rivers Bend has become one of the metro’s most desirable neighborhoods, known for its natural setting, thoughtfully designed infrastructure, and lasting community value. The project reflects a successful collaboration that supports West Fargo’s vision for high-quality, sustainable growth.
